Your Team

Reporting into Eva Nelson, Director of Purchasing, the Purchasing Agent is responsible for soliciting and gathering bids for the purpose of establishing final budgets and the issuing of contracts for the intended work. In this role, you will take full responsibility for bidding, negotiating and hiring Tradecontractors to maintain a competitive edge on costs while meeting Brookfield's standards of quality, reliability, and overall performance of Tradecontractors and Suppliers. Establish budgets through accurate and detailed estimating of construction drawings and specifications. The Purchasing Agent collaborates with multiple departments to ensure the best in class balance of cost effective building design and efficiency that embraces the Brookfield level of quality. Interacts with internal and external personnel to clearly and thoroughly communicate proper standards and expectations and responds to and resolves concerns.

Your KeyDeliverables

Product Development

  • Interface with forward planning, architects and structural engineers and other consultants on product development, innovation, and value engineering.
  • Develop standard specifications for each community. Coordinate with Merchandising and Marketing to determine and understand the spec levels and theme of each community.
  • Knowledge of the latest building products and gather samples for evaluation. Stay current with industry standards.
  • Provide specification and construction alternates for cost effectiveness and market value.
  • Review new products and vendors to identify opportunities for improved quality and cost effectiveness for cost analysis and consideration on future projects of specifications.
  • Identify and manage solutions to building code issues and impacts to design and costs.

Bidding & Budgets

  • Prepare community bid lists and bid packages ensuring all required bid docs are accurate and received prior to official bid date.
  • Recruit new qualified Tradecontractors and Suppliers, in addition to facilitating the improvement of existing Tradecontractor and Supplier relationships.
  • Review, analyze and negotiate bids and create overall Budget using best case for each trade for review with management.
  • Keep overall Budget within target Business Plan budget without sacrificing the integrity of Brookfield standards and specifications.
  • Coordinate with Contracts Coordinator to ensure contracts are completed within specified deadlines.
  • Ensures Options Coordinator has all standard specifications information required for he/she to set up the Options Program for each community.
  • Maintain phase budgets and keep cost increases to a minimum.

Reporting

  • Run Start Scrubs and Job Scrubs and any other Job Cost Reports and reconcile with Budget each phase.
  • Maintain and submit Quarterly Budgets to include an analysis or explanation of any changes.
  • Analyze requested cost increases for impact to overall Budget.

Models / Production

  • Attend Frame Walks and Electrical Walks. Take notes, distribute and coordinate the execution of any changes.
  • Regular community jobsite visits as needed to confirm scopes of work, specifications are followed.
  • Assist Merchandising, if requested, with the execution of the Model upgrades and options, including processing of Model Po's.
  • Prepare and process Special Price Requests.
  • Prepare and process phase sequence sheets and exhibit D payment schedules.

Managing Internal and External Relationships

  • Continuous communication with Director of Purchasing and VP of Operations on the status of communities and budgets.
  • Provide support for community superintendents in reference to contracting, scope of work, and tradecontractor/supplier issues.
  • Coordinate plan updates, and plan change notifications with Forward Planning.
  • Coordinate with the Merchandising team to maintain budget specifications.
  • Coordinate with Options to ensure Standard Specifications, Options and pricing are correct.
  • Work with Accounting on billing issues in relation to contracts and purchase orders.
  • Promote a professional business relationship with trades and suppliers while maintaining and fostering open and knowledgeable communication in order.

Must Haves

  • 3-5 years Homebuilding experience in Purchasing, Estimating, or Construction.
  • Ability to read and interpret Plans and Scopes of Work.
  • Knowledge of building materials, specifications and construction methods.
  • General knowledge of construction principles and practices.
  • Ability to interpret applicable building codes, local ordinances, and regulatory agencies.
  • Highly proficient in Microsoft Excel, Microsoft Word, Microsoft Outlook, Adobe Acrobat.
  • A sound understanding construction systems and methods, construction specifications, building codes and requirements.
  • High School Diploma.

Nice to Have

  • Multi-family experience would be an asset.
  • Bachelors degree.
